Tree Roots in Sewer Lines: Why San Diego Yards Are Full of Them
A city that gets ten inches of rain in a good year, most of it between December and March, has trees that spend nine months hunting for water. A leaking clay joint four feet down, dribbling warm, nutrient-rich water every time someone showers, is the most reliable water source on the lot. The roots find it. In San Diego, roots are the number one reason a sewer line backs up, and understanding why explains which fixes work.
The trees
Not every tree is equal. The ones that show up on our camera most, in rough order:
- Ficus (Indian laurel fig, the big glossy street tree). Aggressive surface roots that lift sidewalks and a root system that treats a sewer pipe as a drinking straw. Planted all over North Park, Hillcrest, Point Loma and the older parts of Chula Vista in the mid-century. The worst offender by a distance.
- Eucalyptus. Fast, deep, thirsty, and there are millions of them from the old windbreaks and the 1900s planting booms. Common along alleys in the central neighborhoods and on the big lots in La Mesa and Encinitas.
- California pepper. The weeping tree on every 1950s East County lot. Roots go a long way sideways.
- Jacaranda and liquidambar. The purple and the fall-color street trees. Both find joints.
- Palms. Fibrous roots, generally less trouble, though a big Canary Island palm over a clay lateral can still fill it.
The tree doesn't have to be yours. Roots run 30 or 40 feet from a mature ficus, so the one in the parkway, or in the neighbor's back corner, is a suspect.
The pipes
Roots don't break into sound pipe. They get into pipe that already has an opening, and San Diego's older pipes have plenty.
Vitrified clay laterals, standard here until about 1970, come in three- and four-foot lengths with a bell joint at each end, sealed with mortar or oakum. Both seals crack and wash out within a few decades. Every joint becomes a gap, and on a 50-foot lateral there are twelve to sixteen of them. A hair root gets in, drinks, thickens, and over years turns into a wedge that pushes the joint further apart. That's why a root clog on clay is never just a clog; it's a joint being slowly destroyed.
Cast iron rusts through at the bottom or cracks at a hub. Roots come in through the crack. Less common than clay intrusion, but when it happens the pipe is already at the end.
ABS, the black plastic in most post-1970 homes, has glued joints that roots can't get into unless a joint was badly made or the pipe has cracked. Root problems on ABS are rare, and when they show up they point to a specific defect.
Why it's worse here than it looks
Two things San Diego does make root intrusion faster than the pipe age alone would suggest.
The first is irrigation. A lawn watered twice a week keeps the top foot of soil damp and everything under it dry, so the tree's feeder roots go deep, toward the one wet thing at pipe depth. Drought restrictions that cut watering push them harder, not less.
The second is expansive clay soil, which covers much of Clairemont, Tierrasanta, Serra Mesa, the inland mesas and a lot of East County. It swells in the rainy season and shrinks through the dry one, moving the lengths of clay pipe against each other a little every year and opening joints that roots then keep open.
What roots look like on the camera
White or tan strands hanging from the top of a joint, like a beard. Fine hairs at first; a dense mat or a solid wedge later. After cutting, the joint itself is visible, and that's what matters: an intact joint with a small gap is a lining candidate, a joint that's been levered a couple of inches out of line is a bursting or spot-repair candidate. The fixes, from temporary to permanent

Cutting is the right first step, every time, because you need to see the joint. It's the wrong long-term plan. A house that's cabled every spring for eight years has spent the price of a liner and still has the roots. Root-killing foams has the honest take on the chemical options.
When the tree has to go
Rarely, and only when the tree is directly over a lateral that can't be lined or burst around it, or when the roots have heaved the pipe so badly that any new pipe would be crushed by the same growth. Lining or bursting the line usually lets the tree stay; the roots lose their water source and go elsewhere. Removing a mature ficus costs more than most sewer repairs and takes the shade with it.
